What should you prepare before a Thomson Reserve preview appointment?

Answer-first · facts only · CEA-safe. Last reviewed 6 Oct 2026.

Prepare your numbers, your must-haves, and a short question list — then walk the gallery calmly. A preview is for fit and facts, not for FOMO.

  1. Loan room first — Know rough TDSR headroom or get a bank IPA. See loan room before showflat.
  2. Upgrade path — If you own HDB, decide whether you are exploring sell-first, concurrent, or buy-first (and ABSD implications).
  3. Must-haves — Bedroom count, study need, floor preference (without inventing stack premiums), parking, and move-in timing vs expected VP 28 Feb 2031.
  4. Documents — NRIC / ID as the sales gallery requires; any bank letter you already have.
  5. Question list — Tenure start, VP date, what is included in strata area, progressive payment schedule, maintenance estimates when published, and which facts are still “subject to change”.
  6. Compare calmly — Use D20 comparison without hype and 10 gallery questions.

Official price lists and detailed specs only count when the developer publishes them. Ignore forwarded “leaks”.
