1. Who we are

This website, alexangrealtor.com, is operated by Alex Ang of PropNex Realty Pte Ltd (CEA Reg No: R051822D | License No: L3008022J) (referred to as "I", "me", "we" or "us"). This Privacy Policy explains how personal data is collected, used, disclosed and protected under the Personal Data Protection Act 2012 of Singapore ("PDPA").

2. Personal data we collect

Information you give us

• Contact details: name, email address, mobile number.
• Enquiry details: the type of property you're interested in, your message, and your goals, budget, timeline and preferences.
• Information you share during consultations, viewings, WhatsApp chats, calls or emails, for example details of the property you own or want to buy, financing plans and household needs.
• Information needed for a transaction. This includes identity details (such as NRIC/passport particulars) collected when we are required to do so, for example customer due diligence under the Estate Agents Act and its regulations on anti-money laundering and countering the financing of terrorism.

Information collected automatically

• Technical data such as IP address, browser type, device type, pages visited and the referring page, collected through server logs and browser storage.
• If analytics or advertising tools are added to this website, they will be listed in this policy.

3. How we use your personal data

• To reply to your enquiry and contact you by email, phone or WhatsApp about it.
• To give real estate advice and services, including market appraisals, property searches, viewings, marketing your property (with your instructions), negotiations and coordinating your transaction.
• To arrange appointments with developers' sales teams, co-broking agents, lawyers, bankers or mortgage advisers when you ask us to.
• To meet legal and regulatory obligations, including those under the Estate Agents Act, Council for Estate Agencies (CEA) requirements, and anti-money laundering rules.
• To keep records, manage our relationship with you and improve this website.
• To send you market updates, new launch information or other marketing, only with your consent.

4. Consent

When you submit the contact form, message us on WhatsApp, or otherwise give us your details, you consent to us collecting, using and disclosing your personal data for the purposes in section 3. Where the PDPA requires it, we will ask for your consent again before using your data for a new purpose.

You may withdraw your consent at any time by contacting us (see below). We will stop the relevant use within a reasonable time. Depending on what you withdraw, we may no longer be able to provide some services, and we will tell you if that happens.

5. Do Not Call (DNC) Registry

We comply with the PDPA's Do Not Call provisions. We will not send marketing calls, SMS or WhatsApp messages to a Singapore number listed on the DNC Registry unless you have given clear and unambiguous consent, or another exception applies under the law. Replying to your own enquiry is not marketing.

6. Disclosure of personal data

We disclose personal data only as needed for the purposes above, for example to:

• the estate agency Alex Ang is registered with, for supervision, compliance and transaction processing;
• other parties in your transaction, such as co-broking agents, the buyer's or seller's agent, developers and their sales teams, HDB, conveyancing lawyers, banks, mortgage brokers and valuers;
• service providers who support this website and our communications, such as web hosting, email and messaging providers, under confidentiality obligations;
• government agencies, regulators or law enforcement when required or authorised by law.

We do not sell, rent or trade your personal data.

7. Transfers outside Singapore

Some of our service providers, such as email, cloud and messaging platforms, may store or process data outside Singapore. When this happens, we take reasonable steps so that your personal data gets a standard of protection comparable to the PDPA.

8. Protection and retention

We use reasonable security arrangements to protect your personal data against unauthorised access, collection, use, disclosure, copying, modification or disposal. These include access-restricted storage, encrypted connections (HTTPS) and limiting access to people who need it.

We keep personal data only as long as needed for the purposes it was collected for, or as required by law (for example, transaction and customer due diligence records under the Estate Agents Act regulations). After that, we delete or anonymise it.

9. Access and correction

You may ask to access the personal data we hold about you, or ask how it has been used or disclosed in the past year, or ask us to correct any error. Please contact us using the details below. We will respond as soon as reasonably possible, normally within 30 days. If a request will take longer, or if a reasonable fee applies for access, we will tell you first.

10. Cookies and browser storage

This website uses browser storage and similar technologies that are needed for it to work, such as remembering display preferences. You can clear or block these in your browser settings, but some parts of the site may not work properly.

11. Third-party links

This website may link to third-party websites, such as developer sites, WhatsApp or property portals. Their own privacy policies apply, and we are not responsible for their practices.

12. Changes to this policy

We may update this Privacy Policy from time to time. The latest version will always be on this page, with the "Last updated" date shown above.
